Rice is set to be a truly wonderful and relaxing place to relax, indulge and recharge, but also presents a very compelling investment case too. 

Land and property prices in the Tabanan Regency have doubled in the past twenty four months and that trend is set to continue as the area attracts more and more property buyers away from the built up and congested areas of Seminyak and Kuta and into the tranquillity and unspoilt coastline of “the real Bali’. 

Owners of villas at Rice should expect to make significant capital gains on their property’s value over the coming years. 

As well as growth in capital values, the villas at Rice should also deliver to owners above average income as the multi-usage business model allows owners to benefit not only from overnight rental revenue but also from full and half day spa revenue as well. 

The introductory rate for a full day spa package is just $380 usd per couple which includes a welcome herbal elixir, a package of blissful spa treatments, a healthy lunch and an organic cocktail and canapés at sunset. Villa owners will benefit from a very generous 35% of the income from this revenue. 

The introductory rate from the half day spa packages is $225 usd (priced deliberately to encourage guests to take up the full day option) and this also includes the welcome elixir, spa treatments and a healthy lunch or an organic cocktail and canapés (depending on if the half day package is booked for the morning or afternoon session). 

Based on very conservative projections of just 50% occupancy of traditional overnight rental and 15% respectively for full and half day spa packages, the income back to owners, even at these discounted introductory rates equates to a net yield of 13.3% after all owners costs have been deducted - an exceptional return!
