Construction and Payment Schedule

Reservation fee                     $1,000 usd (fully refundable for 30 days)

12.5%                                    upon signing the Sale and Purchase Agreement

12.5%                                    upon commencement of villa foundations

25%                                       upon completion of the superstructure of the villa building and roof
                                              structure

40%                                       upon completion of the villa

10%                                       upon the furniture being installed in the villa in preparation for resort

Rental Return

With the multi-use operational concept offering investors a share of villa derived revenue from both traditional overnight accommodation rentals as well as from spa villa ½ and full day rentals, the yield forecasted for Rice investors exceeds a very healthy 13.3%  

Maintenance Fee

The maintenance fee at Rice is $150 usd per month which comprehensively covers the full maintenance and upkeep of the villa.  

Domestic Services Fee

The $100 usd per month domestic services fee provides for unlimited supply of electricity and water to the villa.

Rice villas are offered freehold
