Notes on why this project is so very interesting...
- The Samui property market is getting more established and at a fast pace, and the CD&P project is out there 'on it's own' in terms of the entire design concept. Amazingly progressive, this project is becoming famous in the region, and the low number of units make this a very exclusive venture. In my humble opinion, the units are under priced right now, so the capital growth projections for this project are easily attainable. This is NOT an average project. This is a one-off and people LOVE it.
- The developer team, headed up by Alain Callebaut and Christophe Derrider, have a reputation for professionalism and excellence. This is one of the best run projects I have seen in many years. Certainly the slickest operation on Samui, and with the most thought behind it.
- The project is fully backed and underwritten. The developer does not have to rely on stage payments from buyers to proceed with construction. There will not be a situation where some properties are totally finished, and other plots still not commenced.
- Phase One is already sold out, Phase two is more appealing because of this factor. There is no cause for concern that the project will fail due to lack of interest.
- The phase One villas are almost complete. Phase two will take about 12 months to completion. The build quality of Phase 1 is extremely impressive. Please ask for photographs of completed units if you want a closer look at this opportunity.
- The Thai economy is very strong and has been for many years. An investment in Samui, is an investment in Thai currency. The Thai Baht is stable and strong against the Euro, Pound and Dollar. The Government is also very stable, and Thailand has somehow managed to remain friends with both America and its Southern neighbours, Malaysia and Indonesia.
- The holiday rental should come in at 13-15% per year. There is always a market for expats from SE Asian financial centres (Singapore, HK, Shanghai etc) flying in for holidays and long, weekends, and Samui is becoming increasingly popular as a long haul destination for Europeans too. Expats in the region are typically willing to pay a premium rate to stay in premium property.
- The project overlooks Big Buddha Bay but is well above sea level. During the Tsunami no damage was done, which in turn means that investors are not put off by the location. This sadly is important for re-sale. The view incidentally, is stunning. Alain Callebaut looked for almost 2 years on the island for the 'perfect land' before purchasing the project plot.
- The project is a 15 minute drive to a professional 18 hole golf course www.santiburi.com. This is a strong factor for both holiday rental and resale.
- The project overlooks the new Marina , making it the perfect location for the yachting crowd to rent, especially during the annual Samui Regatta. The marina is currently under construction.
- On Samui there is a 2nd airport planned in, the Marriott have just purchased a luxury hotel and spa resort, the marina is underway, the Sheraton are busy building a resort, Pansea Oriental Express have just opened their beach villa resort, there are £1m properties under construction right now, some with helipads. this is NOT a normal tropical island, this is NOT an everyday opportunity.
- Only 2% of the total is required to secure a plot, with stage payments broken down over 12 months.
I believe this is a rare opportunity to own investment property in a project set to win design awards, providing you with a strong and ever present resale market, a good income from rental and something truly UNIQUE for your portfolio.
