Capital Growth
Samui is on the precipice of becoming a truly up-market destination for expats to retire to, the jet set to holiday in, and the yachting crews to stop off at. The spas are some of the best in the world, the restaurants are both diverse and exclusive, and several 5 star hotels recently opened (Nora Beach Resort, The Anatara, etc). The Evason Six Sense Samui Hideaway (which is actually one of the world's only 6 star hotels) opened last year, and the Marriott Group have just purchased an existing hotel and are reopening a luxury resort on the island too.
Plans for the 2nd airport have been approved, which will result in a steep rise in property values, plus the new marina (complete by end of 2006) will further enhance Samui's growing reputation as a playground for the well heeled.
Direct flights in and out of Samui with Bangkok Airways now fly from and to; Bangkok, Singapore, Hong Kong, Kuala Lumpur, and mainland China.
Modestly speaking, I speculate that these property values will more than double within 5 years.
20% year on year is a low, cautious estimate, which should be fulfilled with ease, given the current status of Samui as Asia 's number one investment hot-spot.
Rental Returns
Even though capital growth should be the main area of interest, investors can also make an income from property rental. This can be arranged independently (there are no stipulations about having to be part of the developers fixed rental scheme) or the job can be given to Samui Villas and Homes. Samui Villas and Homes are well placed to offer a professional service and already have an established market within the region. Rental Returns should be between 12 and 15% per year. Again, this is a very modest estimate.

Legals
For the purchasing of villas, foreign investors should enrol the services of a good lawyer for assistance with forming a Thai Limited Company, in order to purchase the land Freehold. Legal costs should never exceed more than £2000.00 (max). The process is straight forward, and there are several 'tried and tested' excellent local lawyers to choose from, as well as recommended law firms in Bangkok .
Investor forms company > company purchases land > investor owns the company> therefore investor owns land**....
**...There is no capital gains tax upon resale with this method of purchasing the land, which is a strong reason for buying this way. The investor simply sells the company, and the house and land is, of course, an asset of that company.
For the purchasing of the apartments and penthouses, investors must lease the land from the holding company. Each property owner is awarded shares in that holding company, so effectively they are leasing land from themselves. This is absolutely secure.
Both purchase options (freehold or leasehold), eradicate risk for the buyer.
Maintenance
Maintenance is from £109 per month, depending on the floor space of the property. This payment covers lighting and maintenance of common areas, 24 hour security (gate and guard), gardening and general upkeep of the properties.
