Villa management and rentals - Design Square, Koh Samui, Thailand
As with all our investment offers, Design Square will be fully managed as a private, gated villa residence so there will be full estate management (aka property management) provided which is an integral part of the sale and purchase contracts (because you can't opt out of the maintenance programme as to have one badly maintained villa would devalue the other seven).
So in terms of security, gardening and pool maintenance, property maintenance, payment of utilities and so on, all this will be taken care of via the estate management provision.
There is also the option of full rental management at Design Square…
For rental returns, below are the figures we are comfortable with at present (in $USD for easy reference), based on today's market conditions:
2 bed villa with pool - price in $USD: $228,000 usd
Nightly rate (average over year one, low and high season): $250 usd
Occupancy (being VERY conservative for year one): 40% which is 146 days
Rental management fee: 30% Annual maintenance (assuming 10k Thb/ $333 usd per month): $3996 usd
Gross income: $36,500 usd
Net income (after management fee and maintenance): $21,554 Income as a percentage: 9.6% net
Those figures are very conservative. Occupancy should be greater, rental rates should be higher - especially after the first year of operations. The rental management fee covers airport transfers, check in and check out and daily maid service, in room amenities, laundry of towels, robes etc and other guest services.
Even taking into account any additional unforeseen costs or poorer performance, the rental income should be an easy 7 to 8% net which is excellent.
