Non status mortgage
There is an optional non status mortgage for clients of Claire Brown Realty. Terms can either be a 5 year payment plan at 7% interest or a 10 year payment plan at 10% interest.
*Although the money is more "expensive" for the 10 year mortgage, your cashflow position would be a lot better and with property prices rising and rental income typically very high, investors should be able to absorb the additional interest without noticing too much at all.
**There are two key benefits for the Osho mortgages:
- a) There are no penalties for making lump sum payments any time provided they are a minimum of $50k usd,
- b) There is no penalty for early settlement at any time.
The mortgage is coming from the developer so it is an in-house financing arrangement. For this reason it is what we call a "non status mortgage" i.e. no forms to fill out or credit checks. It is a self-cert mortgage.
Rental Management
Osho comes with the option of full rental management and the properties rent extremely well at circa 10,000 Thb per night. The management fee is just 20% of the rental income achieved and so at 60% annual occupancy the net rental yield will be 9.61%. In 2011 the average occupancy for the year was 65% and this is forecast to increase during 2012. The appointed rental management company will look after all commercial aspects of the property such as advertising at the airport, on web portals, agencies and tour operators, handling the booking and all administration, arranging transfers and any guest services. They also handle guest check in and checkout, rent collection and dispersement of rental income with full open book accounts sent to owners quarterly (which can be an overseas account).
Maintenance
For the maintenance of Osho the fixed charge is just 10,000 Thb per month, which is approx $312 usd and includes cleaning, maintenance, repairs and security.
