Clearly tourism has been wholly unaffected by the event, so those rates should continue to rise as more tour operators add Thailand onto their offering. The 8% yield is based on 50% occupancy, so if we take an average of 70% occupancy, the yield should increase to 11.5% (I would reckon on 12%).
- Price Waterhouse are the company accountants, and the books will be fully auditable. Clifford Chance are the company lawyers. Good to have the professionals on side, in making sure the entire project stacks up legally and financially, and in controlling the finances on an ongoing basis.
- Krabi province is protected by a conservation order. There are also several national parks in the region. Construction licences are closely controlled, and so Krabi is becoming the jewel in Thailand 's crown, and is often used as a positive example of considered development. However, that level of control limits the number of developments. This exclusivity factor will assist with resale values and ease of resales.
- The beach front and neighbouring land has been purchased by Asian Tropical Homes so the risk of having unsightly neighbours is ruled out immediately. Any future development that the company plan will be a compliment to the Cove resort, and aesthetically pleasing alongside it.
- The beach is shielded from the almost non-existent risk of another tsunami by off-shore islands, such as Phi Phi. The project will have a wall around it anyway, although the location makes it a very safe place to be. This was something the CEO of Asian Tropical Homes has studied, and this was a factor in selecting the location.
This is a fantastically well structured project, financially sound, legally watertight and better returns than anything else out there. If you want a beach villa in Thailand , do buy one of these. That is the best advice I can give.
