Payment schedule

1. 2% holding deposit on signing of Reservation Agreement
2. 10% payable on signing of contracts (less reservation fee)
3. 10% payable on completion of ground works
4. 15% payable on completion of framework and floors
5. 10% payable on completion of walls with window and door frames
6. 10% once the roofs have been completed and start of internal wiring
7. 10% on completion of internal and external plastering
8. 5% on completion of sewerage works
9. 5% on completion of drains
10. 5% on completion of roads
11. 12.5% on possession and water and electricity connection
12. 2.5% payable within 21 days of written acceptance for subdivision
13. 5% payable on vacant possession

Rental and maintenance

The maintenance will be managed by Bolton PLC so ‘hands free investing’ for buyers. Rental should be 4.00 RM to 4.50 RM per square foot, which will provide a yield of between 8.5% and 9.1% per annum (according to DTZ, KL.) Rental terms will be 12 month contracts, let to expats, diplomats and Chinese business people.
